



Name of project: Establishment of large scale leisure/retail outlet.
Project location: Livingstone
Cost of investment: 40 million Euros
Description: The tenure rights, planning permission and environmental approvals for this project are in place, and land has been secured on title for 99 years. The site has three developmental sites described as follows:
Site 1
Size – 19 hectares
Facilities on offer in the complex include:
• Filling station
• Secure car park to accommodate more than 50 vehicles.
• Shops
• Banking facilities
• Restaurants
• Three and a five star hotels
• Convention centre
Site 2
Size – 0.8020 hectares, to be used as an entertainment centre and
a restaurant for both locals and tourists.
Site 3
Size – 4.155 hectares, to be used as a housing estate
Market analysis
The project is earmarked for international, domestic and regional tourist, sports events and conferences. Tourism has continued to register positive trends, with preliminary estimates showing an increase in the number of tourist arrivals, earnings and room occupancy rates. With the increased activity in the sector, there is need to provide more accommodation facilities in the country.
Availability of inputs: Can be sourced locally or internationally
Infrastructure: This is a green field investment
Expectations of the project promoters
Joint venture agreement, trading partnership, transfer of technical know-how, technical assistance, management agreement, or sub-contracting agreement.
Equity: The project promoter is open to negotiating shareholding arrangements.
Incentives: Available under the Zambia development Agency (ZDA) to interested investors.
Needed licences: Authorisation licence, tourism enterprise licence, Hotel and hotel managers licences and casino licence. Other licences may be required from the local authority, depending on the nature of activities.
